Condos in Mission Viejo today have a wide range of choices and options. You can select from a lower cost simple flat design which is all on one level on either the ground floor or the top floor. The advantage of the ground floor Condo is there are no steps to climb. The advantage of the top floor Condo is it provides better sound privacy benefits and usually will offer some type of view. Top floor Condos will usually sell for a bit more than ground floor Condos. A very popular design in Mission Viejo is the carriage unit Condo, which is a top floor unit with a ground floor entrance and the attached garage underneath the unit. The most popular and most expensive Condo configuration is the Townhome style. This form of Condo has the living area downstairs (Kitchen, living room and sometimes family room), and the bedrooms upstairs. It will usually have 2.5 baths and a 1 or 2 car garage that is accessible from the downstairs living area. Often times this type of Condo will have a decent sized fenced backyard. The ultimate configuration is an end unit Condo which provides the maximum in privacy and sound attenuation.

Association dues for Condos will range from a low of about $110 to as high as $275. This wide range may be due to many factors such as; age of complex, amenities provided (pool, spa, tennis courts), extent of landscaping, construction materials used, management etc. Condo association dues usually pay for home owners insurance, trash pick-up, all exterior grounds maintenance, exterior maintenance of your Condo, etc.

As compared to most Condos, detached homes have the advantage of having a small to large lot where you can have custom landscaping or garden, toys, extra storage, spa or even a private pool. As mentioned above, detached houses cost a bit more than a comparable Condo due primarily to the cost of the larger plot of land. Plus, in most cases (except for zero lot line tracts), you will have 5 feet or more of space on all four sides of your home which provides more privacy and sound attenuation.

Mission Viejo City Info - Places of Interest - Yearly Climate

The real estate upon which Mission Viejo was developed was part of the 52,000-acre Rancho Mission Viejo, which dates back to 1769, when a Spaniard named Gaspar de Portola led an expeditionary force from Mexico across the southern border of the ranch and claimed the land for Spain. After numerous land holding changes over several centuries, the real estate was purchased by Donald Bren, Philip J. Reilly, and James Toephfer to form the Mission Viejo Company. In 1965, a master plan for Mission Viejo California was approved by the Orange County Board of Supervisors. One year later, the City became a reality as families stood in line to pay $21,000 for homes on his former cattle range. In April of 1966, these pioneering residents moved into their new homes near the intersection of La Paz Road and Chrisanta Drive.With 45 parks and counting, every home in Mission Viejo is within a mile of a park. Residents can hike, bike, swim, fish, and golf, all within their city's borders. Majestic Lake Mission Viejo is a private lake made available to most all residents of Mission Viejo, and provides many recreational opportunities. Contained in an area of slightly more than 16 square miles, the city includes residential, recreational, light industrial and retail areas, as well as a community college, four high schools, three intermediate schools and seventeen elementary schools. The city of Mission Viejo CA ;is serviced by two school districts, Capistrano School District and the Saddleback Valley School District. Both school districts have an excellent reputation with many of the public schools being awarded for their academic excellence year after year.
